5. HOW MUCH WILL WE OFFER FOR YOUR HOUSE?
We can assess your property over the phone to determine the approximate fair market value. Obviously, we cannot make an offer without viewing the property in person, but we can determine an "approximate" or "ballpark" price range by obtaining certain specific information and doing some quick research. First, we will ask questions about the property and the condition including the last time it may have been updated and what repairs may be needed. Next, we will ask how much you want for your house? If you really don't know how much you want we can give you an approximate price range as mentioned above. If our price range is acceptable we will schedule an appointment, look at your property, and make you an offer. It's that easy.

6. WHAT WE MEAN WHEN WE SAY WE ARE "CASH" BUYERS
This means that you will be paid by cashier's check or a title company check at the closing. Our offer is NOT contingent upon bank financing. We don't have to go to the bank or a mortgage company to apply for a loan before we buy your home for cash. We already have access to the funds necessary to purchase your property.

8. WHO HANDLES ALL THE PAPERWORK?
After we agree on a selling price, we will both sign a sales contract and it will be delivered to the licensed title company where they research the property to determine all the record owners and determine if any liens apply to the property. It may be necessary for sellers to show documents such as , death certificates, divorce decrees, bankruptcy discharge orders, power of attorney etc. This is to show proof of ownership or ability to sell.

9. DO I HAVE TO MAKE REPAIRS, CLEAN OR HAUL ANYTHING?
No! We can handle everything including hauling and cleaning. You don't have to do anything except take any personal belongings you want and leave the rest. You don't even have to sweep or mop the floors. Please note that you cannot take items from the property that are attached or used for the property to function properly such as air conditioners, plants, carpet, window treatments, cabinets, lights, trees, built in stoves etc. without agreeing to it in the contract.

10. HOW DO I KNOW YOU HAVE THE MONEY TO BUY MY PROPERTY, FAST?
This is a good question to ask up front, considering the number of sellers we have encountered that had a cash contract with someone that really didn't have the money to close. Just because they say, they can buy cash, isn't always true at closing. We can provide a proof of funds letter from the bank upon request. We all meet as strangers at first and you don't know if we have the money and we don't know that you really own the property. Although we don't need a real estate license to buy and sell our own property, we are licensed real estate agents and brokers in the State of Colorado. We are also a member of the North Metro Board of Realtor and we subscribe to the Realtors code of ethics and standards in our business practices.

11. DO I HAVE TO PAY YOU A COMMISSION BECAUSE YOU ARE A LICENSED REAL ESTATE AGENT OR BROKER?
No. We are licensed real estate agents and Realtors representing ourselves (see below for more on this) in the purchase transaction and subsequently do not charge a commission.

12. DO I NEED TO HAVE THE HOME INSPECTED BY THE CITY?
NO, generally, you do not have to have the house inspected prior to selling it to us "as-is". We purchase property "as is" with the intent of seeing it eventually being repaired. We will bring it back up to current code standards and placed back in service.

13. WHY DO YOU PURCHASE UNDER A DIFFERENT NAME?
Like many other companies, we have separate affiliates for various business tasks. We purchase property under the corporate name A Place to Live LLC. This is the purchaser's name that will appear on the contract we present to you to buy your home. In order to "list" properties for sale in the MLS, we are required to be licensed. Real Estae Investment Counseling Inc. is the licensed broker registered with the State of Colorado and we list and sell both "as-is" and "rehabbed or retail" properties under this name.
